MIG Adarsh Nagar Co-operative Housing Society is a 60 years old residential complex situated in the prime area of Worli, Mumbai under the Jurisdiction of ‘Municipal Corporation of Greater Mumbai’, G-South ward. MIG Adarsh Nagar CHS is often referred to as a “goldmine of Redevelopment” for the following reasons, as highlighted below.

 

LOCATION: Worli has become the heart of the city and MIG Adarsh Nagar is now the fulcrum of Mumbai. It is the meeting point of North and South Mumbai. It stands at the confluence of the Bandra-Worli Sea Link, the Coastal Road, and the roads to the Western and Central suburbs. The Metro Rail and the Worli-Sewree Elevated Road will add immense value to connectivity with every part of the metropolis and its far-flung suburbs.

 

PLOT SIZE: Our 24 buildings (43 to 66) together with the 2 buildings (67 & 68) of Suyog CHS in the same compound, are spread over nearly 6 acres of prime land. Our buildings stand on less than 25% of the plot area, leaving three quarters of it open for roads and greenery - an unthinkable scenario in the business capital of the country.

 

SOCIETY LAYOUT: The 24 buildings consist of 224 Flats in total. There are 5 categories/types of flats based on their Carpet Area:

 

Type A: (7 bldgs. & 56 flats) – 867.87 sq.ft. | Type B: (9 bldgs. & 72 flats) – 625.00 sq.ft. | Type D: (4 bldgs. & 32 flats) – 525.58 sq.ft. | Type D1: (2 bldgs. & 32 flats) – 500.63 sq.ft. | Type D2: (2 bldgs. & 32 flats) – 525.58 sq.ft.

The colony has a big playground with a children park and it is a very well-maintained residential housing complex.

CRZ RELAXATION: The Society fell within 500 mts. of the high-tide line which was the earlier “Boundary Line” for FSI restrictions. Now that with certain relaxations made with regards to the high-tide line restrictions, we may possibly be out of the shackles of FSI restrictions and a bigger FSI potential could be unlocked.

 

CONVEYANCE DONE: Our Buildings have been conveyed to the Society and the land, including the land underneath and appurtenant, and the huge Central Playground have been sub-leased to the Society by MHADA. 

 

ADMINISTRATION & MANAGEMENT: A duly elected strong Managing Committee with members from different walks of life is in the saddle looking after the administration and day-to-day functioning of the Society of about 800+ residents; and overseeing the Redevelopment process with active support from a pool of qualified special invitees who bring in specific expertise.

 

WILL FOR REDEVELOPMENT: In the years of 2012 and 2024, the members of the Society have unanimously passed the 79A prescribed Resolution giving their consent to go for Redevelopment.
